11 Uton is a superbly presented Grade II* listed three bedroom semi-detached cottage, enjoying a wonderfully rural location, yet only a few minutes drive from Crediton.
The property has been lovingly restored by the current owners, and now provides a comfortable family home enjoying a wealth of charm and character, including a lovely 17th century screen in the living room, which would have formed part of the original cross passage when the two cottages were the original farmhouse.
The thatch was replaced about two years ago, and at the same time the concrete render to the exterior walls was removed and re-rendered in lime. A new kitchen and bathroom have been added, and the landing has been opened up to provide more space.
On the ground floor is a kitchen, with large storage cupboard, eaves storage, and plenty of work space. There is a lovely old Rayburn and a large walk in pantry, which would have originally been part of the former hallway. The living room is very generously proportioned and has unusually high ceilings, giving it a very light and airy feel, with a south facing aspect overlooking the front garden, timber screen and large stone fireplace with heavy oak lintel.
On the first floor, the master bedroom runs the width of the house with a front facing aspect. Two further bedrooms both enjoy the same south facing aspect to the front, and there is a modern fitted bathroom. The landing has been opened up to provide a useful space for a home office or hobby space.
Outside, the cottage has enclosed front and rear gardens, the rear having a cob and stone wall providing a good degree of privacy and shelter, with well stocked borders, a separate fruit garden and access into a further area of garden which again, is fenced and enclosed. There is a utility room/store immediately outside the cottage, which is separately accessed and contains the oil fired boiler, as well as plumbing for an automatic washing machine. The current owners had plans drawn up to extend this into the kitchen, providing a designated utility and downstairs shower room.
The front garden is laid mainly to lawn, setting the cottage nicely back from the country lane, and again is well stocked with cottage planting. There is a parking space to the front, as well as further parking shared with the neighbouring properties just past the cottage.
From Crediton High Street, proceed towards The Green and bear left the traffic lights towards Yeoford. Go down the steep hill and turn left at the bottom towards Uton/Salmon Hutch (opposite the turning to Westernlea) and continue for approximately 0.8 miles. Proceed over the railway crossing and up into Uton, bearing right at the top of the hill. The cottage will be seen on the right hand side after a short distance and there is parking just past the cottages.
